Prospective Tenants
We thank you for your interest in our rental. Most of our units are available for 1 year leases, with some offering 6 month leases. We do not rent any units for periods of less than 6 months. We prefer to only rent to applicants that have seen the unit in person. If you feel your circumstances may not currently allow that, please contact one of our Rental Agents at (808)546-7555 to make special arrangements. To apply for a unit, you can download a Rental Application here. Each application has a fee of $20.00 for processing and credit check. Please also make sure to include documents verifying your income. You can turn in applications in person at our office, mail them in, or fax them to (808)546-7556 (you will need to turn in the application fee before we can process your application.)

- Rent payment
-
Rent is due on the 1st of every month. You are given a grace period of 3 days, but if it is not in our office (not postmarked) by noon on the 3rd day of the month, you will be assessed a late fee of 10% of your monthly rent. For this reason, we always recommend tenants send their rent in ahead of time to avoid any late fees. Tenants are also welcome to walk in payments to our office, and if no one is in, slip them under the door. We accept personal checks, cashier’s checks, or money orders. WE DO NOT ACCEPT CASH. If your personal check bounces, there is a fee of $35.00. If your check bounces twice, we will no longer accept personal checks from you. Please make sure that your home address is clearly displayed along with your payment.
- Maintenance Requests
-
If you have any necessary repairs, call our office directly at (808)546-7555. We have a Maintenance Department that can handle your request promptly. If you hire your own vendor without consulting us, you will not be reimbursed. This is outlined in your Rental Agreement.
- Security Deposit
-
Your deposit that you gave to us upon move-in is held in a client trust account in the State of Hawaii. This deposit is used upon your move-out to offset any necessary repairs or cleaning charges caused by your tenancy in our rental unit. This does not include ordinary wear and tear. Your security deposit may not be used to pay delinquent rent. If damages exceed your deposit amount, then you will be invoiced for the remaining balance.
